I am working with a real estate agent. How do I get them involved with my purchase?

We understand that working with a realtor is an important part of the home buying process for many people. This is why we welcome clients with and without real estate agents. Our sales agents are happy to talk to you and your realtor. Please give us a call and let us know what you are looking for in a new home.

If you do want to work with a real estate agent, please bring him or her along on your first visit. This way your agent can assist you from start to finish with your home purchase.

How long will the construction process take to build my new home?

We tell our clients that a typical build usually ranges from 4 to 6 months, but can be longer.

The time it takes to build a new home depends on a variety of factors, including the floor plan you choose, your customization options, the building permit process and other external factors like the weather.

The larger the home and the more personalized it is, the longer it can take to build. Obtaining a building permit can also take some time, and is something we do not have any control over. Weather can make building difficult and/or hazardous. With so many unknowns, it is difficult to give an exact completion time. This is why we give a date range for completion, as opposed to a specific day.

Once you make your final decision on the home you are buying and the features you want it to include, we can give you a more accurate estimate on the time to completion.

I found the home I would like to purchase. How do I get started?

We are excited that you have chosen one of our homes, and we are ready to help you through the entire sales and building process. The first thing to do is speak with one of our sales agents. They can help you through the purchasing process. Our sales agents are great sources of information for any questions you may have about our home buying process, and they can answer all of the questions you may have about your available options. You may also like to know that you can personalize your home in a number of ways. Do you have a mortgage company that handles your financing?

We do have preferred lenders that we offer incentives for using when buying one of our homes. These are lenders that have many lending options available as well as have successful track records of closings homes with Garrett Walker Homes.

We are also happy to work with your preferred lender if you have one.

What if I don’t have excellent credit?

Not every buyer has perfect credit. Fortunately, many lenders offer programs to help buyers with credit building and credit repair. If you are worried about how your credit will affect your ability to get a loan, we recommend discussing this with your preferred lender.

Keep in mind, not everyone who buys one of our homes has perfect credit. Plenty of buyers manage to purchase the perfect home for their needs by working with the right lender.

Are there any available incentives?

We offer incentives; they may vary based on community and homes available within any given community. The best way to find out about our incentives is to contact one of our sales agents. He or she can help you clarify what you are looking for in a home, and direct you to options that may offer incentives.

Additionally, we offer incentives to buyers that choose to go with one of our preferred lenders. Our preferred lenders understand our sales process, and they offer competitive rates for many home buyers. Your sales agent can also explain this option as well.

How long after I purchase my home will construction begin?

We are always excited to deliver the home you purchased to you as quickly as possible. However, there are a number of things that need to be lined up before we can begin construction. The actual start date will depend on a variety of factors, some of which are beyond our control.

Weather is one factor that can impact start time. The conditions need to be right to start the building of a home. Another challenge is obtaining a building permit. Depending on the area where we are building, this can take some time to get. These are just a few things that can cause a build to be delayed.

With most homes, construction begins around 30-45 days after purchase.

Do I get to personalize the options that go in my home?

One of the key benefits to purchasing a home from us is your ability to customize the final product. You can choose both structural options and design options before we start building. We usually have model homes available where you can view a finished home. These model homes have been colorized by a colorization specialist, so you can see just how appealing a finished home can look.

When you decide to purchase a home from us, one of our sales agents will take you to our design center. Here, you can choose from a wide variety of personalization options. This means that the home you purchase will be exactly what you want.

You may also have the option of purchasing a quick move-in (spec) home. Depending on the construction status of a quick move-ins move, personalized options may or may not be selected.

What is the advantage to buying a new home instead of a resale home?

Buying a new home offers a number of benefits. The first is personalization. You can choose exactly how you want your home to look. We offer a number of different floor plans, and you can pick from both structural and design options when you create your house in our design center. By the time we start building your home, you will know exactly how it will turn out, room to room.

Maintenance is another benefit to buying a new home. Homes age just like everything else. Buying an older home can come with a host of problems, including roof issues, HVAC problems, dated design, plumbing issues, electrical issues. Essentially, every component of the home can possibly need maintenance, or even replacement. With a new home, you know that everything is functional and ready to last for years.

All builder’s are required to include a 1 year warranty. Additionally, we include a 2/10 warranty which includes a 2 year comprehensive warranty and a 10 year structural warranty, as well as customer service for the initial period of the warranty. We strive to provide the same level of service even after you close your home. This means that if you do have a problem, we will fix it for you. This is something you do not get when you buy an older home.
